O BTG Pactual Log\u00edstica Fundo de Investimento Imobili\u00e1rio (BTLG11) acaba de assinar a compra definitiva de um portf\u00f3lio de 13 im\u00f3veis log\u00edsticos, majoritariamente em S\u00e3o Paulo. A transa\u00e7\u00e3o, anunciada em agosto, tamb\u00e9m foi aprovada pelo Cade.<\/span>

Agora, o BTLG11 se consolida com 35 im\u00f3veis e mais de 80 inquilinos, sendo 97% dos ativos investidos A+, 89% deles localizados em S\u00e3o Paulo e com somente 2,9% de vac\u00e2ncia. Assim, seu portf\u00f3lio robusto traz diversifica\u00e7\u00e3o e previsibilidade, acompanhadas por um dividend yield na ordem de 10% a.a., l\u00edquido de Imposto de Renda para pessoa f\u00edsica.<\/span>

O valor total da aquisi\u00e7\u00e3o foi de R$ 1,8 bilh\u00e3o (cap rate de 9,5%), em duas parcelas, sendo aproximadamente R$ 1,2 bilh\u00e3o \u00e0 vista e o restante em 18 meses, corrigido pelo IPCA.<\/span>

Como o pagamento \u00e9 parcelado, mas o recebimento da receita \u00e9 mensal, integral e imediato (seller\u2019s finance), o fundo recebe um yield anualizado de 14,6% durante os pr\u00f3ximos 18 meses, at\u00e9 a total quita\u00e7\u00e3o da aquisi\u00e7\u00e3o.<\/span><\/p>\n
